Nevada--The historic and legendary Chicken Ranch brothel today placed a "For Sale" sign on the brothel which is less than a one hour drive from Las Vegas, "The Tourist Capital of the World." Western Best Ltd., which has owned the colorful brothel since 1982, has set a price of $6.95 million for the facility as well as various other assets.

Founded in 1844 in La Grange, TX, the Chicken Ranch became internationally renowned as the subject of the theatrical production, "The Best Little Whorehouse in Texas," which subsequently was made into a motion picture starring Burt Reynolds and Dolly Parton. When the Governor of Texas closed the brothel in the early 1970's, it relocated to Nye County, NV where prostitution and brothels are licensed and legal.

The Chicken Ranch, which is the closest brothel to Las Vegas, is located on 40 acres and the facility contains a living room, kitchen and "working girls" bedrooms as well as an attached bar. Other facilities on the property include guest bungalows, manager's residence, pool and spa, workout room and other amenities for the comfort of the working ladies and their customers. All furniture, furnishings and equipment will be included in the sale as well.

According to Kenneth R. Green of OP Realty Corporation, the real estate broker handling the sale of the brothel, several other assets will be included in the purchase price along with the business and the property.

He commented: "This is an excellent business and investment opportunity. The buyer will acquire a profitable, long established, high profile business that is a world famous entity located near "The Tourist Capital of the World."

The buyer will obtain a 'turn key' operation that comes fully equipped with an experienced staff, an established customer base and great growth potential. Finally, the purchase includes other potential revenue streams to include the Chicken Ranch Trade Name, Trademarks and Copyrights, theatrical contract licensing agreements, royalties and internet websites."

Green projected the total value of all assets at over $8 million, while the offering price for the assets as a package is $6.95 million. The cash flow, depreciation value and privileged brothel license make an attractive investment, he remarked, adding that the buyer will enjoy an immediate positive cash flow.
